Do I need a new roof?
WARNING
SIGNS – Shrinking,
cracking and curling shingles.
Leaks. Missing shingles
and shingles that blow off
readily. Does this sound
like your roof?
Don’t
wait until your roof leaks
to get some advice. Once
a roof leaks, you are apt
to have damaged sheathing
or underlayment. Sheathing
is expensive to replace,
and will increase the cost
of replacing your roof.
Leaks will probably negate
the option of re-covering
your roof and ensure that
you will be replacing your
roof.
As
a roofing contractor with
more than 20 years experience,
homeowners ask me lots of
questions. But generally,
they want to know, “If
I get a new roof, how long
will it last?” Most
homeowners know what type
of roofing they prefer,
so the answer is simple.
Like most things in life,
you get what you pay for.
Inexpensive
options such as roll roofing
and strip shingles (often
referred to as 3-tab) are
easy on the budget. However
they don’t have the
longevity of other types
of roofing. Better choices
are laminated/architectural
shingles or residential
metal roofing.
Architectural
shingles have durability,
fewer blow offs and are
esthetically more appealing;
giving a random, wood-shaped
look. Warranties are provided
by the manufacturer. Some
shingles are guaranteed
for a lifetime.
Metal
roofing, made of rolled
rib, corrugated steel, is
extremely durable. It is
great under high wind applications,
because of the way it is
fastened. Homeowners may
also re-cover an existing
roof with metal, and save
the cost of removing old
shingles. The popularity
of metal roofing is increasing
because it is long-lasting
and comes in a fantastic
array of colors.
The
trick is to educate yourself
and explore all the options
before choosing a roofing
product. Use care in choosing
a contractor. Unfortunately,
the cheapest price is not
always the best value.
Finally,
early detection is the key,
just like in many areas
of home maintenance. If
in doubt, call a roofing
company. Most reputable
contractors will be happy
to provide an evaluation.
If necessary, you’ll
receive a cost estimate
of repair or replacement.
You may want more than one
evaluation. Remember, you
and your new roof could
be together a long time!
